Income tax on rent from joint ownership

Sir,

My mother and I own a flat in joint name.Mother is the first applicant.

Now we want to give the house on rent.

Ideally I want to avoid my mother to go around for all procedures/registration/police verification etc . At the same time , all the amount should go to mother's account and should not create any tax liability for me.

In above case who should be the owner for the rent agreement..Can my mother be the owner in agreement and entire amount can be transferred to her account and I sign all the documents as a joint owner without any tax liability for me.

Kindly help.
