dear sir,

the single land of owners of A,B and C  jointly sale on immovable property. The sales price for each owner is Rs 20lakhs, Rs 15 lakhs and Rs 35 Lakhs respectively. In this case individual purchase price is more than Rs 50,00,000. if applicable of TDS?

yes, tds prov. will be applicable because buyer is reqd to deduct tds and not the owners... so sales consideration being more than 50lakhs, buyer will deduct tds @ 1% on each share of co-owner.

Dear sirs,

My flat value Rs53,50,000/-. Can we split flat value 49,50,000+4,00,000(changes / provision for extra amenities ), Flat registration yet to be done. Can I exclude it for TDS? 

@ Kanugula:: Flat registration value as per deed should be 49.50 L.

You can avoid TDS u/s. 194IA.

But other factors like purchaser's affirmation, circle rate difference, and due to that any other compliences are to be looked before final decision.
