GST on plotted development

Hi.. We are into plotted development and came to know that we need to collect GST from the customers by bifurcating the development charges. Just want to know on what all charges apart from development charges ( like club house charges, maintenance charges etc)  is this GST to be charged. Land is registered in personal name and we have given the contract to third party. In this case should be go ahead for a joint development agreement between land owner and developer to get the GST credit?

The sale of developed plots is generally exempt from GST if structured as a sale of land. However, separately charging for "development services" or amenities can invite 18% GST liability. Joint Development Agreements carry specific tax compliance requirements under the Reverse Charge Mechanism, and you should consult with a tax professional to ensure your specific agreement is structured to avoid unnecessary tax exposure.
