GST on land ti sites

1)my client is willing to sale his land
2)received 1Cr from 2 to 3 buyers as advance ,and he invested same money to develop land into sites
3)after completion of development he sells some sites to them,and remaining to others

any gst liability on him ?

No only into sites

NO GST APPLICABLE (REFER SCHEDULE III)

In Karnataka AAR told if developing charges paid then pay GST....
