GST on immovable property rent

my tenants,a Bank, refusing to pay GST on Rent because the Lease Deed (17 years ago) says, "rent inclusive of Taxes".
can they ?

yes they can..

but if you are unregistered, then the service receiver has to pay gst on reverse charge..

since I would be paying GST out of Rent, will I get deduction in I Tax

Yes your rent income will reduce to the extent of GST.

Rent + GST = Total Rent

Calculation of Rent will be Total Rent × 18 / 118 = Rent.
