one of my cliient is getting rent for commercial property.

date of agreement is 1st december 2018 and whole 11 months rent is recieved in the month of dec.

how to make invoice under gst?

i think you have to consider this as advance payment received and you have to pay tax.

Please read  section 31 clause (d)and (e)  of sub seciton (3)  of the CGST act 2017  with rule 50 of the CGST  rule 2017 , may be useful for you , but  still you have to confirm form others also.

Your client will pay GST for the whole which is consider as Advance Rental...

After that he will prepare Invoice for every month and show the details in his GSTR 1 return as per his calculation.
Show the details in GSTR 3B at the time of tax payment & After he will less the monthly rental & tax values in next GSTR 3B returns....
As per section 13 of the cgst act 2017, time of supply in the case of services shall be date of issue of invoice if the invoice is issued within the prescribed period or date of receipt of pay ament which ever is earlier. If the invoice is not issued within the prescribed period then the date of provision of service shall be time of supply. Hence in your case as you have received 11 months rent in advance the time of supply shall be the date of receipt of payment which is December. You are required to issue a receipt voucher as per section 31 for the advance received in the month of December and pay tax in the month of December for such advance received. Further a tax invoice shall be issued at the end of each month of providing the service which shall be shown in your gstr 1 against the receipt voucher.
As raise bill for December & For remaing 10 months Raise Receipt Voucher with GST

Means you have to deposit the GST for whole 11 months
