Exempted turnover of 50 lakh and commercial rent

If some one is having exempted turnover of 50 lakh and receiving commercial rent of 5 lakh per year. Will he cover under GST?

As per section 22(1) of the CGST Act Every person is liable to register under this Act who makes taxable supplies and whose aggregate turnover exceeds 20 Lakhs in the financial year ( 10 Lakhs in special category states).

Since As per Section 2(108) Taxable Supply includes exempt supply and hence if the exempt supply exceeds threshold limit he is liable to register under GST.
If you have only exempted supplies then no need to register under GST.

But, As per your query You have taxable supplies which is Commercial rent. The commercial rent is taxable under GST...

As per "Aggregate Turn Over Limit" You have exceeded the limit with "Commercial Rent and Exempted Supplies. So, As per GST Registration is must...

but my exempted turnover is not exceeded. It is under 50 lahk.
