Eligibility of payment towards purchase of flat u/s 80c

Dear All,

I have purchased a flat in Jan,2017. I have made a part payment of Rs.100,000/- as token money for purchase of flat to builder through cheque in Dec,2016. Total value of flat is 780,000. However sale deed is for 6,50,000/-. I have also incurred Rs.46,000 towards stamp duty, registration fee. (34,000 in cheque, 12,000/- in cash). I am about to pay society maintenance charges, service tax amount and other amount to builder around 60,000 in Feb,2017.

So, How much amount can be claimed as deduction U/s 80C. Also Share your view  can i take the benefit of dedcution for differential amount paid to builder (Purchase value- Agreement value), other amount of Rs.60,000/-

Deduction available u/s. 80C :: Rs.46,000 towards stamp duty, registration fee.

Please help me in this regard.

As per section 80C you can deduct 1. stamp duty and registration charges actually paid

2. Any repayment of Principal of home loan if taken from Bank.

3. You can capitalize all the expenses, paid to builder as cost of the flat, provided you have proper receipts of the same.
