is it time barred deal of selling property as deal has been made before 4 yrs orally Nd 1/4 payment had received... can I sell this house property to other person by forfeiting the earlier amt received...

Depends upon what was agreed orally, but without noting such terms on any (stamp) paper, nothing is binding.
