Cost of acquisition and ltcg or stcg

Dear Sir,

 

One of my client has purchased a house property on 14.08.2008(Date of Sale Agreement), however the payments of the same are made in installments till December 2010. The property is sold on 20.09.2012, so for A.Y. 2013-14, shall it be considered as LTCA or STCA, it is also to be noted that the possession of the property as per agreement was tentative on Dec.,2009 and actual possession is in May, 2010.

Also provide me any references if possible and what should be cost of acquisition be taken i.e till date of agreement or full value as per sale deed??

It will be LTCA. Cost of acquisiton would be as per sale deed. Stamp duty paid also to be included in cost of acq.
