Visit  Tehsil/Taluka/District Headquarter  , registrar office will help you get the " prevailing circle rates " as on 01/04/2001 ... they will also workout the exact "valuation" ... valuation is not just circle rates based but also depends on the location of the land along with other factors ( e.g whether land is having roads on 2/3/4 side ....how broad are the roads and many other variables...) ... so after taking  all this into account final valuation is done...
