Area Calculation for Trader License from KMC

Hi

 

I am in the process of applying for a new Traders License/Certificate of Enlistment with KMC. One of the parameters for determining License Fees is area of premises. Can someone please guide me which area is to be indicated for this purpose - super built up, builtup/covered or carpet ? Since super built up includes terrace, passages, stairs, common hall, playground, etc, in my case, builtup seems like the logical option but I'm not sure. Cant seem to find any pointers on KMC website either.

For Trader License / Certificate of Enlistment with KMC (Kolkata Municipal Corporation), the area for calculating the license fee typically refers to the built-up or covered area of your business premises, not the super built-up area.

Here's why:

  • Super built-up area includes common areas like terraces, stairs, passages, etc., which usually are not considered for license fees because you don’t have exclusive possession or usage of those spaces.

  • Built-up area (or covered area) refers to the actual physical space covered by your shop or premises — walls, rooms, storage, etc., which you exclusively occupy.

  • Carpet area is the usable floor area inside the premises but is generally smaller than built-up area and rarely used for license fee calculations.

Since KMC guidelines are not explicitly available online, it's standard municipal practice to ask for the built-up/covered area for license fee calculation.

My suggestion:
When you apply, mention the built-up area of your premises. Also, keep the floor plan handy, and if needed, consult with the KMC office directly or a local professional for confirmation.
