Quick Summary
This discussion clarifies the TDS deduction rules when two buyers jointly purchase a property exceeding Rs. 50 Lakhs. Even if each buyer's individual contribution is less than Rs. 50 Lakhs, they are still required to deduct 1% TDS. This is because the aggregate value of the property surpasses the threshold, making each buyer responsible for deducting TDS on their respective share.

Each buyer has to deduct TDS, as the aggregate value of the property is above 50 lakhs.

Yes, as Dhiraj Ji has replied, each buyer has to deduct TDS.

And the TDS would be 1% [or 20% if seller is NRI] of the proportion of each buyer, which is mentioned as 40 lakh.
