Can anyone please state the implication and applicability of TDS u/s 194-IA in case of joint development agreement.

TDS u/s 194-IA applies to "sale" of residential house. It depends on the terms and conditions of the joint developement agreement. If the transaction in the agreement is in the nature of a sale, then section 194-IA will apply.
