Tds on rent

If i am paying rent to  more than one lessee and my aggregate  payment of rent is more than Rs. 1,80,000/-. But as i have said i am paying rent to too many lessee not a single one of them are falling under the slab of Rs. 1,80,000/-. So my question is should i deduct TDS on their rent payment as my aggregate payment of rent is exceeding Rs. 1,80,000/- or should i not deduct TDS as individually no one of my lessee are falling under tax slab.

If it is for same property, you are liable for TDS deduction.

Thanks for your reply Sir, But what if it is not for the same property???

For any single property if rent exceeds 1.80 Lakhs PA, tax liability would arise.

Or if aggregate rent paid to any single person exceed Rs. 1.80L PA. may be for multiple properties.

194-I. Any person, not being an individual or a Hindu undivided family, who is responsible for paying to a resident any income by way of rent, shall, at the time of credit of such income to the account of the payee or at the time of payment thereof in cash or by the issue of a cheque or draft or by any other mode, whichever is earlier, deduct income-tax thereon at the rate of—

(a)  two per cent for the use of any machinery or plant or equipment; and

(b)  ten per cent for the use of any land or building (including factory building) or land appurtenant to a building (including factory building) or furniture or fittings:
