Serivce tax on new apartment

Hi Experts,

I have booked a Apartment in Bangalore , the Builder is charging 8.25% as service tax on Car Parking, BESCOM and Amenities.

30 lakhs ( cost of apartment),  2 lakhs ( car parking) , 2 lakhs ( Bescom), 1 lakh(Amenities) = 35 lakhs

he is charging 8.25% as service tax on the total 35 lakhs, is service tax to be paid on the total amount ?
