Residential house gst clarification

Sir, 

I have book home in 01-05-2016 . In brochure entire scheme consider as dupkex bunglow scheme .

But builder done plot sale deed and construction contract with us.

Plot sale deed done (:dastavej ) on 25-06-17  on dastavej he charge entire plot + construction as service charge 4.5 % and we paid all  .But balance  payment of loan  cheque dated 01-7-18 issued and payment credited in their account on 06 - 07 -18.

He discussed with us in Oct 17 to pay GST (12 % -4.5 % = 7.5 % ) against balance cheque which payment received on 06-07-17. 

 

We have problem facing with them, they are not allowing to occupy .

We have Allotment letter

Kindly provide us how much we have to pay for above and how ..

Please go through dates which you have mentioned in problem,

another as per your 3rd paragraph you have mentioned that you had paid all amount 

if you have paid all amount then not required to charge GST as service tax is paid

if Balance was still payable as on 30.06.2017 you need to pay GST
