is a rental agreement is valid for 6 to 7 yrs valid if the tenant takes office premises for rent and invest in office infrastructure

Check the rent / lease agreement term.

It is mutual consent between tenant and landlord

It will depend upon the terms of the rent agreement.

There is no restriction on the validity. Pay stamp duty if applicable and you can make it for long term
