My doubt is , I am paying rent of 90k monthly to x and y (45k each)
Do I need to pay TDS or can I ignore as rent is below 50k per owner?

ITD wants you to deduct, based on the aggregate rent paid over property, so yes. better deduct TDS.
Though there are few case laws which were decided based on individual rent payment.
