Quick Summary
If your business operates from a rented property where you also reside, you'll need a valid rent agreement for GST registration. A common issue is using an agreement with insufficient stamp duty, leading to application rejection. For a monthly rent of £2000, the stamp duty should be calculated based on the total rent for the lease term. For leases not exceeding three years, it's 2% of the total rent payable, meaning £480 in this case, not the £100 initially used.

Lease, Including an under-lease or sub-lease and any agreement to let or sub-let or any renewal of lease-
(a) whereby such lease the rent is fixed and no premium is paid or delivered-

(i) where the lease purports to be for a term not exceeding three years;

two per cent of the whole amount payable or deliverable under such lease

You make Rent Agreement on the Stamp Duty Value

=2000*12*2%= 480/-
