Property sale maiden name - bank account post marriage

Hi, I am planning to buy a property. The property is on sellers maiden name (Prasaana Lakshmi reddy). She is now married to Suresh Rao and has PAN number as Prasanna Lakshmi Rao and Bank  account with UCO bank as Prasanna Rao. As you can see there is difference in all the three names. Seller wants me to issue payment in favour of Prasanna Rao and I need to also do TDS since the transaction is exceeding 50L. I request the learned forum members to guide me if there is any issue in the same. She is willing to provide me with e Marriage Certificate. Would this be enough?

Ask them to give you an affidavit declaring and confirming that all these three names belong to the same person; details about her maiden name, her marriage, her bank account etc will have to be mentioned in the affidavit.

Hi Mihir, may I know the process of affidavit. Is it just a self declaration and notarised? Is it to be done on stamp paper, if yes, what should be the stamp value? thanks.

Yes, it is a self-declaration on a 100 rupee non-judicial stamp paper duly notarised.
