Old lease property

One shop is given on rent 40 years back on monthly rent of Rs . 40 only . From last 10 years shop is remained closed, no activity is there by tenant from last 10 years, neither he inform landlord. tenant locks are there in the shop , but is is permanently closed from 10 years and no electric connection is there. What right landlord has to get the possession of that property or landlord has to go legally. Will the tenant has any right on such shop even when the shop is closed for long time.
