New registration rental agreement query

One of GSTIN holder holds 2 rental godown, in which he wish sub let 1 godown to others by different rental agreement.
My query is:
1) Can GSTIN holder sub let his not owned property?
If he can give sub agreement, He has right to issue sub agreement?
2) Can Sub Agreement be valid for new GSTIN?

He can sublet if his orignal rent agrement doesn't prohibit to do so. if his orignal rent agreement doesn't constitute such restriction then he can sublet it to any numbers of party and such party can take gst registration on the basis of such sublet agreement.
