Our client have income from property which is let out to one trust which is carried out a school on this building.
So my quetion is in which head the income earn by way rent is chargeable?

This income is not chargable under service tax. The service tax from immovable property is related to the property which is rented for commercial purpose.
If the property is used by educational body like school in your case then it is fully exempt from service tax ambit.
