House property income without agreement

1) If a residential house has been given on rent to a tenant without any agreement, is it safe to show it in Income from House Property.

2) In the above case, if agreement has been made but it has not been registered, what is the scenario?

As per my knowledge, an agreement is optional(and obviously the registration too). But please confirm.
