GST on rent collected on behalf of owner

I would like to start a property management services company for residential customers. We collect rent from tenants and deposit back into owner account. Does this attract gst?

For example we collect 20,000 and deposit back the same amount into Owner account.

No there will be no GST on that , but GST certainly shall be applicable on services provided by you to landlord.
