The builder is demanding GST @ 18% on the final instalment towards cost of External Electrification, Fire fighting equipment, water and sewerage etc. I feel they are overcharging bcoz 18% is applicable on maintenance charges only. Before the project is commissioned how can they charge @ 18% ?

GST would not be applicable over security deposits over any such utilities provided, but otherwise it is charged over all such additional facilities.
Sir , whether all those services for which. he charging 18℅ is not in ur contract/application form, when u book the flat, that means its additional for which he is charging 18℅ ,
so he is right & liable to charge 18℅

its a commercial property. there is additional charge of 10% above the total cost. developer is charging 18% gst on the additional charge. i think it should be 12%. kindly give your expert view
