Form 26QB or TAN number

Dear sir,
I have one query.
One of my client purchase immovable property form NRI. I have 3 questions as follows.


(1) At what rate of TDS required to deduct?

(2) At which section?

(3) whether form 26QB required to furnish or TAN number required to obtain?

26QB is not required being a buyer .Tds payment has to be seperately and Tds filing has done done through Form 27Q.
