The treatment will depend upon the registration status of lanllord and yours.
If landlord is regd, he will give your invoice and charge GST. and you can claim ITC if you are regd.
If he is URD, and you are regd, you have to pay GST under RCM.
if both are unregistered then there is no issue of GST
RCM is not applicable if the threshold of Rs. 5000 per day is not exhausted.
