THE QUERY IS- how to draft the clause in the agreement.
There is a property in name of two people lets say A and B.
now A's name is to be substituted with C. and therefore only B & C be the owner of property.
Try to revert earliest.
If the share of A in the property is divided / undivided, then he can sell his share independently if his title to the property / document comprises only his name. If the document / title is joint, then a joint agreement to be entered by A and B with C.
