if it is a recidential dwelling unit no service tax liability would arise , if not 12.36% of (rent received-taxes paid to local authorities in regard to the property) is liable to pay service tax.
THE SERVICE RECEIVER HAS TO PAY THE TAX TO THE SERVICE PROVIDER AND PROVIDER IS REQUIRED TO DEPOSIT THE AMOUNT WITH CENTRAL GOVT.
