Exemption limit for TDS on rent payment

First of all TDS need not to be deducted by Individual and HUF whose account are not subject to TAX audit.


Now in case the payment made intially was not likely to cross the thereshold limit of Rs. 180000 ie  rent paid was Rs. 15000 but when the rent was increased to Rs. 18000 total rent to be paid is goin to cross the limit of Rs. 180000 so the TDS has to deducted in the month of increment of rent. Ie. in the month of OCT

As per SEC 194I

AMOUNT PAID / CREDITED LIKELY TO BE PAID / CREDITED DURING THE FINANCIAL YEAR IS MORE THAN RS. 180000.

if the above condition is satisfied than liability to deduct the TDS arises

Liability in the month of OCT will be 90000*10% Rs. 9000 + 18000*10% Rs. 1800 = 10800


Others month = Rs. 1800

In case of TDS if ceiling limit is cross, them TDS is applicable from Rupees Zero,not over the threshold limit.

Please let us know that the exemption limit of TDS on Rent i.e 180000/- is without S.tax amt or including. Suppose I have to pay rent of Rs. 15000/- + S.tax 1854 = 16854/- per month. Then will it subject to TDS. Pls clarify

1. any slab for TDS

2. any changes for Exempted limit Rs.1,80,000 p.a in F.Y 2013-14

finally deducted tds 198000*10% of Rs. 19800 in march 2011 or as per ashutosh ji

Rent 25000/- per month of 3,00,000/- p.a but as per rental agreement I have to 2 members each @ 12,5500 each p.a 1,50,000/-  as per individual not crossing 1,80,000/- my doubt is tds I have to deduct or not.?

Ceiling Limit of TDS u/s 194I has increased from 180000 to 240000, in this interim budget 2019.
