Cost of improvement of house property for computing capital gains

If I sell my house, Can I consider expenses made for frequent  repairs, replacement of doors, hardware, alterations, painting, commission for real-estate agent etc  towards cost of improvement? For a 16 year old property do I have to produce bills towards these expenses? Or is it okay to show reasonable amounts as expenses considering practical difficulty of retaining very old bills?

Yes the expenses are available for cost for improvement.

Not required but if they are available they should be kept.
