Quick Summary
Tenants in a 65-year-old Kolkata building are seeking to convert their tenancy to ownership at a price significantly lower than the circle rate. They've encountered difficulties with the Inspector General of Registration (IGR) and are concerned about potential IT notices if they proceed with the registry. While tenants may not need to declare this in their IT returns, the landlord might face scrutiny regarding old tenant encroachments. The current agreement involves the landlord selling the property to the tenants, with a discount offered due to their long tenancy.

Generally tenant do not declare the transaction in ITR as it is not sell transaction. But the landlord will get notice which he has to clarify about the old tenants encroachment. For you there is no alternative.

I guess u are mistaken. we are paying cheque to landlord & he is selling to us. since we are more than 30 years old tenant, we are getting at discounted rate.
