Quick Summary
If you earn commission income from property registration, you'll need a GST number if your annual turnover exceeds £20 lakh. For filing your Income Tax Return (ITR), ITR-1 is suitable if commission isn't your primary business. However, if you operate mainly as a commission agent, ITR-3 is the appropriate form.

GST registration is not required.

ITR 1 may be filed
If your main Business is Commission Agent then ITR 3 will applicable .
Yes if his turnover exceeds 20 lac pa (reference section 22 of CGST Act)
If your turnover is above 20 lakh, you are required to get register under GST.

Also you need to file ITR-3 not ITR-1.
