If i sale a land , can i invest the advance amount in capital Gain  bonds ( NHAI ,REC,PFC,IRFC) . this is the amount before land is actually transfer to new buyer .

And how can i opt for only soft copy of bond if i don't want hard copy of it

yes you can invest. but the transfer wud take place only in the year full payment is received and property transfered by registered documents.
check with the bank where you wud deposit regarding the soft/hard copy of bond
To buy the capital gain bond we have to show sale deed or something like that ?
yes and also the capital gains calculation since you need to invest your capital gains in bonds

But investment should be made within 6 months after the transfer of land.
