Capital gain

An assessee purchased a land a long time ago at 100(for say), then he built building on the same land which costed him 50.Then after certain year he demolished the building and constructed the new one on the same land which costed him 70.After some year he sold it at 250..What should be Cost of AcQ+ COI for him....either (100+50+70) or (100+70)....
