Calculating income from house property

Hi

For calculating income from house property we need the following information :

a) Fair Market Value 

b) Municipal Value 

c) Standard Rent 

d) Actual Rent.

All information can be easily availed except standard rent as this is fixed by rent controller.

Query is how to get this Standard

Rent figure to easily to calculate Income from house property's without much of headache.

Can someone enlighten me !
