As per latest form-18 provisions, if you want to use the rented premises as registered office of the company, then lease deed should be in the name of company.

As per my opinion lease deed in the name of director should also be accepted by ROC. In this case you have to attach a NOC with form 18, from director in favour of the company. Through this NOC director expressly allows company to use his address as registered office address.

Please have a lease agreement of the proposed company.

Make sure that you write word to word address in form as mentioned in Lease deed in the name of director.

It is advisable to get it self attested by director and attach the same in Attachment No-1

In addition to the above proof, please find below attached sample NOC, please modify, get it signed by director and attach the same  in Attachment No-2.
