Transfer of flat at Mumbai under pagdi system

The Tenant ( father ) wishes to transfer the tenancy right of the property to his son after his demise.

As per my opinion.....no gift deed / will is needed

Only to prove that hier was staying with father

Act authorises hier to have rent receipt on hiers name
