Practical problems depositing ds u/s 194-ia

Can someone who has already completed a cycle of TDS deduction and deposit u/s 194-IA (TDS of sale of immovable property) share how to .... with me.

I am running pillar to post trying to deposit a cheque for off line payment towards the sec 194-IA.

I have printed an acknowledgement slip for TDS on sale of immovable propery by filling in relevant details on www.tin-nsdl.com

Checked with around 6 banks. None of the banks are aware of the www.tin-nsdl.com funda and want us to fill in Challan 281.

Nowhere I can find Form 26QB (Challan cum statement deduction of tax under section 194-IA to download and use as a challan to deposit my cheque with a bank.

Please help !!!!!!!!!!1

Please find enclosed herewith 26qb & form 16. 

The form 26QB is not available for downloading. It has to be filled online only. We have made online payment and did not face any problem. As I have made the payment online, I do not know the problems in offline remittance. But why do you want to make offline payment? If net banking facility is not available for your bank account, you can pay from any other person's account for which netbanking is enabled. It is not mandatory that the payment has to be made only from the bank account of the buyer.

will form 16B generated on making the payment....?

Form 16B is not generated instantly.  They have stated in FAQs that form 16B can be downloaded from traces website. For the payment we made on 6th July, Form 16B is not  made available yet and we are waiting for the same. 

Can payment on behalf of a NRI be made by a resident from local fund
