GST on Co-operative Housing Society

In case of a Cooperative Housing Society where per unit monthly maintenace charges are less than ₹5000/- however annually overall charges cross the threshold of ₹2000000/-.
How or whether would GST apply in such case since there is no service provided as such by the society to its members.

You have to register under GST. However GST is chargeable @ 18% once per member contribution is more than Rs.5000 per month.

Thanks does it mean that upon registration members wont be charged gst since per month per unit is charged less than 5000/- however GST would have to be paid only on RCM

Yes RCM is applicable. You would get Input Credit advantage on Inward supplies from Registered Suppliers. As per GST, you have submit GSTR 1, GSTR 2, and GST 3 on or before due dates in GST website through your GSTIN.
