TDS on rent u/s 194I

02 July 2010 Rent from April to nov is Rs.10,000pm. TDS not deducted. After that rental amount increased to Rs.11,000 p.m. TDS was deducted @10%.

TDS was not deducted earlier because it was following under the thresh hold limit of Rs.1,20,000 per year, but after the increment in rent it is crossing the thresh hold limit.
My query is that, whether TDS needs to be deducted for the months of April to Nov also in the month of december and remitted to the government because the section states that TDS needs to be deducted if aggregate amount of rent in a financial year exceeds Rs.1,20,000

Please clarify

02 July 2010 Yes you need to deduct TDS On 10,000*6+11000*6 (means whole amount)as per Section 194I

02 July 2010 If the aggregate amount exceeds the limit you have to deduct the TDS on full amount.
