Dear Sirs,
I am likely to buy a land located in Bangalore belonging to two joint holders who are NRIs. One of the joint holders, the husband, has executed a GPA in favour of his wife (another joint-holder) on a 200 Rs. stamp paper and executed this in front of a Notary. Please advise:
1. Would this GPA entitle one of the joint-holders, (wife) to execute the final sale deed with us solely as the husband is unable to travel to India now?
2. Would a non-registered GPA be accepted as adequate
for a sale transaction?

1. Yes the GPA should suffice.
2. In my experience, a registered GPA is always preferred. where the husband is unable to travel to India, kindly note that in case GPA is proposed to be executed now, stamp papers cannot be sent outside India as per the law.

My suggestion is GPA should be registered In this case GPA can be executed outside India if husband could not travel to India But it should be executed at Indian embassy GPA can be written in plain paper to be attested by Indian embassy.husband should in front of embassy authorities only then they would attest it.thr NRI to sign all the pages
