28 November 2015 DEAR, I AM A BUILDER AND I HAVE ENTERED A JOINT VENTURE CONTRACT WITH A LAND OWNER TO CONSTRUCT FLATS. OUR AGREEMENT IS TOTAL FLATS IN THE LAND IS 33, THEN WE HAVE OFFERED THE LAND OWNER TO 7 FLATS AND BALANCE 26 FLATS ARE OUR SALEABLE PORTION . MY DOUBT IS THE 7 FLATS ALLOWED TO THE LAND OWNER IS THE PART OF OUR SALES ? OR HOW IS THE TREATMENT OF 7 FLATS IN THE BUILDER ACCOUNTS?

28 November 2015 you are giving 7 flats to owner as a sale consideration for purchase of land and the construction cost of such flats will be allowed as expenditure to you(Builder Account).

28 November 2015 Include cost of 7 flats, as land cost for the 26 flats, being compensation for land.




28 November 2015 then it is compulsory in the builder accounts land cost is accounted as expenditure ???? how many flats sales is accounted as sales, ie 33 flats or 26 flats ???

28 November 2015 Any chance for omitting land cost in the builder account??

28 November 2015 Sales you can account only 26 flats. No chance of omitting land cost.

28 November 2015 ok then how adjust the land cost of 26 flats in the builder accounts ?

28 November 2015 Apportion the cost of 7 flats construction cost as land cost to 26 flats.




28 November 2015 MY doubt is suppose

Example:
Total no of flats = 10 flats
sale value of one flat= 1 crore

Land value of 10 flats = 2 crore

Land value of 1 flat = 20 lakhs

Builder saleable flats = 5 flats
Land owner saleable flats = 5 flats

in this situation how to account these transaction??.

28 November 2015 In the above situation you can offer 2 flats only to land owner as land value is only 2 crores.
Allocate 20 lacs to each flat.

28 November 2015 Ok. then in the builder Proft and Loss account.

Total sale value is = 8 crore

Land value expenditure = 2 crore

is it correct?





28 November 2015 Total value of 10 flats = 10 crore
Less 2 flats given for land= 2 crore
sale value of 8 flats for builder = 8 crore.




28 November 2015 ok my doubt is sale value of one flat.

Example:

cash A/c dr 1 crore

Sales Cr 80 lakhs

Land owner Cr 20 Lakhs

Is it correct?

28 November 2015 Not correct.
Bank a/c Dr 1 crore
to sales Cr 1 crore.

2 flats to land owner is constructed in his land(un divided share not sold) no sale will happen from your side. It can only be sold by land owner.

28 November 2015 ok then please provide entry of settlement of Land owner in the above example?




28 November 2015 At the time of registration of undivided share of land to 8 flat owners.
Flat construction ac Dr 160 lacs
to land owner ac Cr 160 lacs
(8* 20 lacs)
At the time of handing over of 2 fkats to land owner.
Land owner ac Dr 160 lacs
to construction ac Cr 160 lacs.
(2 flats cost excluding land, land already with owner)

28 November 2015 ok. Construction a/c credited under which category?

28 November 2015 You will be keeping one construction ac that ac you credit.

CONSTRUCTION A/C CREDITED UNDER WHICH CATEGORY( LIKE INCOME,EXPENSE,LIABILITY OR ASSET)??

I AM ALREADY TOLD LAND COST IS 2 CRORE.
AS PER YOUR ADVISE IT IS 160 LACS, THEN WHAT ABOUT THE BALANCE OF 40 LACKS??

28 November 2015 You have given 2 flats to the land owner 2*20=40 lacs land is with the owner.
