Sir,
You first need to file Income tax return. For it you have to compute you total income. If it is below taxable limit then claim for return. Check Form 26AS for any other income that you might have skipped. Since you have TDS from Rent, it is to be taken while calculation of total Income.
Also take income from Investment in Saving bank, FD, RD etc. If these incomes are found by Income tax department then they might send you notice. So first compute Total Income. and then think of Refund.

Kindly visit Incometaxindiaefiling (online). Get yourself registered there with appropriate details. Then download respective ITR as per your Income and fill it accordingly to the best of your knowledge. If you are having any technical doubts, consult someone regarding it. After filing ITR, upload the XML file that will be generated during the process. You will get acknowledgement for filing ITR as soon as you upload the XML File. If you are eligible for Refund the Acknowledgement will show the same Accordingly and after assessment of your ITR you will get the refund with interest if no problem occurs.

Sir,
Get yourself registered at Incometaxindiaefiling. Then go to Form 26AS. You will know the details of TDS deposited against your PAN for the respective years. Accordingly check your Valuation as form 16A is calculated Quarterly while Form 26AS represents TDS Data for Whole financial year.
