Yes you can, provided the certificate is as downloaded from traces. 194 I(b) is for rent you can use it and file return on the basis of that. Better option would be to check your 26As and if the credit is reflected in 26 As us can take it.

Section 194 is divided into 2 subsections
In your case, please ignore about certificate. It might be either original or Duplicate. In order to minimize the frauduality, department people have introduced the concept 26AS, where you can get in Income tax Login. You can check it there.

As rent on plant & machinery and rent on property & furniture attracted different rate of TDS, there was lot of confusion which resulted in incorrect deductions leading to unintentional defaults.
This has now been addressed and from the FY: 2013-14, Section 194I (Rent Payment) has now been bifurcated into two sections as under:

In Form 26AS it is mentioned that, Section 194-IA:Payment on transfer of certain immovable property other than agricultural land, Then what is the difference between, Sec 194IA, IB & 194-IA ?
