How much is the stamp duty and registration charges in case of gift of immovable property from a father to a son in weat bengal.

Stamp duty must be little less than 2% and registration Rs. 30,000/-.
Registration charges are fixed or they vary with the amount of property?
In my case the value of property is 25L.
