Vat for construction services in bengaluru

Good Evening,

We are working as contractors and constructing a commercial building in Bengaluru for a client. We are sub contracting the works to a sub contractor.

May I request the members to advice as to

1. What will be VAT and Service Tax rates.
2. How to account for the difference in the rates between our rates and those of the sub contractor?
3. Do we need an office in Bengaluru to account for VAT?
