sir please suggest hw to claim prop tax dedcution wen som portion of rented building is self occupied. and also the procedure to claim it ie how to claim in challan and returns n to whom to apply

Pls suggest: as mentioned service tax payable is calculated after deducting the amount of municipal taxes paid from the rent received, In the situation as below : The owner i raising rent bill on his client @ 51000/- plus service tax @12.3% per month (51000+6304) Further owner are paying KMC property Tax including property tax on rent @75000 per quarter. As per norms service tax payable is approx. 3214/- after deducting municipal taxes from rent. ( 51000-25000x12.36%) Since as the owner is receving 6304/- amount of service tax and he is depositing only 3214/- with the department, does the owner refund the excess amount back to the tenant or retain this amount.
